Andhra Pradesh State government announce to revamp the NTR Smart Township Scheme. The main aim behind reviving this scheme is to provide housing for the middle-income group, allotments of the pending plots and increase the state government revenue. In a recent update, guidelines in Go Ms No 148 released by the Municipal Administration and Urban Development Department increase the rate of implementation, transparency and also meet the needs of the real estate market. In the initial phase of this scheme, this was launched specially to provide affordable and well-planned housing to middle-class families. These families are facing various types of issues in housing schemes. To overcome these issues, the authority has launched this township.
In this initiative, out of 74 approved projects in 66 assembly constituencies, only 36 projects have been started now. Only 29% plots are sold, and the government only collect 23% of the total revenue from all these projects. The government get a very low response from these schemes. There are so many factors that are responsible, like restrictive policies, plot distribution on the basis of a draw system, income is not more than 18 lakhs, one plot for one family, plot size and its location. After raising so many issues, the state government suspended new applications.
NTR Smart Township Scheme 2025
Only the pending applications will be addressed through the draw system. Unsold plots will be put up for auction by the development authority. With these changes, the projects that are not launched for MIG will be designed in the form of a commercial housing layout. These projects will be managed by Urban Development authorities under the guidance of and new regulations of the government. This is a new initiative in which the government will check the market and make a strategy according to that. According to officials, NTR Smart Township will provide affordable housing, but due to low response from the public, the government has decided to revise the guidelines to make it more attractive for buyers.

Objective Of Scheme
When the scheme was launched in Andhra Pradesh by the government at that time, it was to provide affordable and planned housing for the middle-income group (MIG). The area that is going to be developed in this scheme is well organised, and the government will provide all the basic amenities. In the basic development process, NTR Smart Township will offer you a clean and organised area, well-planned houses, wide roads, parks, drinking water facilities and sewerage. Houses will be planned to make people’s lives better. Initially, the plots will be distributed through the draw system. But due to poor response, now there will be changes in the policy, and new guidelines will be very attractive for the public.

Scheme Benefits
This is an Andhra Pradesh government project that is a part of the Urban Development Authority. So there are various types of benefits you will get in this scheme:

Eligibility Criteria
- According to the old guidelines, only one plot is given to one family. New guidelines will be updated soon.
- The annual income of the applicant should be not more than 18 lakh per year.
- Applicant completed its 18 years or more than that to enrol for this housing scheme.
- Permanent residents of Andhra Pradesh are eligible for the scheme.
- You should have a valid Aadhaar card for this scheme.
Facilities and Basic Amenities
- In this project, you will get 60 Feet of BT Roads and 40 feet of CC Roads.
- There is a separate Footpath section for pedestrians.
- There is a separate open section for play and public utility.
- The basic amenities like water supply, electricity, underground drainage, storm water drainage, and sewerage, will be provided in this township.
- There is a tree line avenues, street lightning are also a part of infrastructure in this scheme.
Implementation of the scheme
- In the implementation process, first, the layout of the area will be prepared. After that government will make roads, parks, water and sewerage lines.
- After that, applications are invited for the middle-income group. Initially, all the plots will be distributed through the draw system.
- Now the draw system has been changed into a new guideline policy, and all the pending plots will be distributed through the auction process.
- Development Authority will now change the MIG projects that are not launched into commercial layouts according to new rules.
How to participate in NTR Smart Township?

- Visit the official website of Municipal Administration and Urban Development Department, Andhra Pradesh:- migapdtcp.ap.gov.in.
- On the home page, you will see a complete chart in which district wise and village-wise price with a layout.
- For registration, you will see a link to apply for a plot.
- Firstly, you have to register yourself on this website with your basic details.
- On this page, you will see the citizen assessment tab on your screen. In this tab, you have to select the NTR housing scheme and then open the application form.
- Fill the application form with your basic details, take name, father’s name, address, income proof and other basic information.
- Submission of your application is online. When it is completed, then take a printout and attach all the necessary documents like your Aadhar card, certificate and make a demand draft according to the instructions.
- Submit your application form with your DD to the zonal office or head office before the last date.
- After the submission, you have to wait for some time. Officials will review your application cross-check your documents.
- If your application form is correct, with all details, then, plot will be allotted according to the rules of this township.
